    We find things.Cash, jewelry, titles, insurance policies, and photographs. On many of these jobs there is money or valuables in the house the family did not know about. Anything of apparent value goes in a labeled container and is handed directly to you.

    Hoarding cleanup is priced by volume, contamination level, and access. A one bedroom apartment with clean clutter and elevator access is a different job than a two story house with animal waste and a blocked stairwell. Anyone who gives you a number without seeing the property is guessing.

    Does Insurance Cover Hoarding Cleanup?

    Usually not on its own. Standard homeowners policies cover sudden and accidental loss, and accumulation is not that. Coverage sometimes opens up when the hoarding caused a covered loss, for example a water leak that went undetected because the area was inaccessible, or a rodent infestation that damaged wiring.

    When Code Enforcement or APS Is Already Involved

    If Sedgwick County code enforcement has posted the property, or Adult Protective Services has opened a case, there is usually a deadline. Tell us on the first call. It changes how we sequence the work and what documentation we produce, because the goal shifts from cleaning the house to clearing the specific findings on the notice by the date on the notice.
